Your Partner in Industrial Construction
For more than 50 years, I&I Soft Craft Solutions has supported facility owners in maintaining safe, reliable, and efficient operations across active industrial environments. From routine maintenance and turnarounds to major capital improvements and reliability upgrades, owners rely on I&I for responsive execution, experienced field leadership, and long-term partnership built on safety, quality, and accountability.
Our teams support both daily operations and critical shutdown events, helping facility owners reduce downtime, maintain asset integrity, and execute work safely within operating environments.
Industrial construction for brownfield and greenfield projects, ISBL, OSBL, offsites, operating facilities, congested sites, I&I provides:
Manufacturing
Manufacturers can’t afford downtime. That’s why the nation’s largest EPCs and Fortune 500 owners trust I&I to build and maintain their facilities with production in mind. For a western Gulf manufacturer’s ethylene cracker complex, we mobilized 1,400 workers at peak and installed about 700,000 SF of fireproofing through a tightly sequenced $60M turnaround and construction effort. At a central Gulf Coast aluminum recycling center, our field performance grew a $7M scope to more than $30M over 300,000+ safe workhours. In the Southeast, we completed our 2025 scope on a solar ingot manufacturing facility. On a Central Texas semiconductor fab, precision execution has produced a 98%+ first-time inspection pass rate with zero lost-time injuries. Behind those projects is a deep maintenance base, including long-term programs with western Gulf chemical manufacturers, one worth about $8M a year, and a 34-year partnership with a Northeast bulk storage operator. Clients keep expanding our scope because we keep their plants running.
LNG
Few soft craft contractors can staff an LNG export facility at full scale. I&I has done it repeatedly for the nation’s largest EPCs and Fortune 500 owners. We hold more than $800M in LNG contracts across five Gulf Coast export facilities, delivering cryogenic insulation, fireproofing, heat tracing, scaffolding, coatings, and integrated material and fabrication support. On a $382M stick-built Texas Gulf Coast liquefaction project, we scaled supervision and logistics to support a peak workforce of about 3,000. On a multi-phase large-scale facility, we performed $300M of work over more than 3 million safe workhours. At a western Gulf Coast export facility, we’re delivering a $55M lump-sum scope of 900,000 workhours. At another, we hold both the labor contract and the insulation material supply contract for the entire project, giving the owner one accountable partner from material procurement through installation. Even our specialty work delivers: a South Texas design-assist electric heat tracing installation closed out with zero warranty call-backs.
Data Center & Mission Critical
Data center owners need speed to power, defect-free turnovers, and partners who can scale with them, and I&I’s experience across high-tech construction speaks to each of those needs. On a $25B, 1.4-GW hyperscale AI campus in North Texas, spanning roughly 1,200 acres and 3.7M SF across ten facilities, we hold a $40M insulation scope on five buildings and self-perform on live, phased-turnover schedules. In the Houston area, our Controls & Automation group is building, programming, and field-installing 25 PLC panels and 2 HMI panels for a 1M+ SF data center campus, and our shop builds 2500A DC panels for the industrial UPS systems that keep critical loads running when the grid drops. Our work on adjacent high-tech facilities sharpens that delivery. On a $5.5M semiconductor fab scope, we’ve held a 98%+ first-time inspection pass rate, so finished areas turn over without rework. We’ve also logged 91,000 workhours on prefabricated modules for semiconductor, pharmaceutical, and data center clients, giving us direct experience with the off-site builds that are compressing data center schedules. The result is a single partner, trusted by the nation’s largest EPCs and Fortune 500 owners, for insulation, heat tracing, coatings, controls, and backup power distribution, one that understands the whole facility and not just one trade.
